1. Who we are

Bangelo ("Bangelo," "we," "us," or "our") operates bangelo.com, a platform connecting travelers and renters ("Guests") with property owners, activity hosts, and service providers ("Owners," "Hosts," or "Providers") offering short-term vacation rentals, long-term rentals, seasonal rentals, experiences (tours, activities, and similar bookable events), and services (personal or professional services arranged directly with an independent provider) in the Greater Vancouver area and beyond. By using this site, submitting a listing, or making a booking, you agree to these Terms.

2. What Bangelo is — and isn't

Bangelo is a listing and booking platform. We are not the owner, operator, property manager, real estate broker, or insurer of any property listed on the site, and we are not a party to the rental agreement between a Guest and an Owner. We do not inspect, verify, or guarantee the accuracy, safety, legality, or condition of any listed property. Owners are solely responsible for the accuracy of their listings, the condition of their property, and compliance with all applicable short-term-rental licensing, zoning, strata, residential tenancy, and municipal bylaws in their jurisdiction.

3. Accounts

Guests and Owners/Providers each create a separate account to use booking, messaging, and listing-management features. You're responsible for keeping your login credentials secure and for all activity under your account. You must provide accurate information and be at least 18 years old (or the age of majority in your province) and legally capable of entering a binding contract to create an account or make a booking. Bangelo may refuse service to, or terminate the account of, anyone it reasonably believes is providing false information or is prohibited from using our services under applicable law.

Bangelo provides in-platform messaging so Guests and Owners/Providers can communicate about a listing or booking without exchanging personal contact details. Messages are stored on Bangelo's systems and may be reviewed by Bangelo to investigate suspected fraud, abuse, or violations of these Terms.

Bangelo may offer optional identity verification, provided by our third-party provider, Stripe Identity, to Guests and Owners/Providers who choose to complete it. If you opt in, you submit a government-issued photo ID and a live selfie directly to Stripe for verification; Bangelo does not receive or store the underlying document or photo, only the resulting verified/not-verified status displayed on your profile. Identity verification is never required to browse the site, and — except where a listing category's rules state otherwise — is not required to book or list.

4. Listings

This section applies to property listings (Short-Term, Seasonal, and Long-Term Rentals) as well as Experience and Service listings. Owners and Providers submitting a listing agree that:

5. Fair housing — no discrimination

Owners must comply with all applicable human rights and fair-housing laws, including the Canadian Human Rights Act and applicable provincial human rights codes. Owners may not refuse to rent to, or otherwise discriminate against, a Guest on the basis of race, colour, ancestry, place of origin, religion, marital or family status, sex, sexual orientation, gender identity or expression, age, disability, source of income, or any other ground protected by applicable law. Bangelo may remove listings, refuse bookings, and suspend or terminate accounts that violate this section, and reserves the right to report suspected violations of anti-discrimination law where appropriate.

6. Bookings, payment, and listing fees

Short-term rental and Experience bookings made through Bangelo are processed via our third-party payment provider, Stripe. By booking, you authorize the charge shown at checkout, which may include a nightly rate or per-guest price, cleaning fee (Short-Term Rentals only), guest service fee, and applicable taxes. For Long-Term Rentals, Seasonal Rentals, and Services, Bangelo may charge Owners or Providers a one-time listing fee (flat or percentage-based, disclosed before submission), plus applicable taxes, to publish an approved listing; rent, service pricing, and deposits for those categories are arranged directly between Guest and Owner/Provider, outside of Bangelo's payment system, unless stated otherwise on the listing. All fees are disclosed before you are charged. Except as required by law or stated in our cancellation policy, fees for services already rendered (including listing fees, once a listing has been published) are non-refundable.

For Experiences and Services booked with Instant Booking, Bangelo's guest service fee is disclosed to you in one of two ways depending on the listing: either as a separate line item added at checkout on top of the advertised price, or — where the Owner/Provider category has fee-inclusive pricing enabled — already folded into the single advertised price you see while browsing, with checkout showing one combined total instead of a separate fee line. Either way, the full amount you will be charged (excluding any applicable tax, which is always itemized separately) is shown to you before you complete a booking, and you never pay more than the price presented at checkout.

Some Short-Term Rental listings require a refundable damage deposit. Where applicable, Bangelo places a pre-authorization hold on your payment method at booking for the disclosed deposit amount — this is a hold, not a charge. If no damage is reported, the hold is released after checkout. If the Owner reports damage, Bangelo may capture some or all of the held amount to compensate the Owner, subject to Bangelo's review of the claim.

7. No circumventing the platform

Guests and Owners agree not to use contact information obtained through Bangelo to negotiate or complete a booking outside the platform for the purpose of avoiding Bangelo's fees. Bangelo may suspend or terminate the account of any user reasonably believed to be circumventing the platform in this way, and may pursue recovery of fees that should have been paid.

8. Cancellations and refunds

For Short-Term (vacation) Rentals and Experiences, each Owner or Host chooses one of three cancellation policies for their listing, shown on the listing page before you book (measured against check-in date for Rentals, and against the scheduled date/time for Experiences):

For Short-Term Rentals, cancellations can be made any time through your guest account; for Experiences, through the cancellation link included in your booking confirmation. In both cases the applicable refund is calculated and processed automatically to your original payment method. For Long-Term Rentals, Seasonal Rentals, and Services, cancellation and refund terms (if any) are arranged directly between Guest and Owner/Provider, outside of Bangelo's payment system.

9. Guest/Tenant conduct, property damage & Owner/Provider insurance

This section applies equally to Short-Term (vacation) Rentals, Seasonal Rentals, Long-Term Rentals, Experiences, and Services. Guests and Tenants agree to: use the property, activity, or service only for lawful purposes; not exceed the stated maximum occupancy or group size; follow the house rules, activity instructions, or the terms of their tenancy agreement, provided by the Owner or Provider; and, for rental stays, leave the property in the condition it was found, normal wear and tear excepted. Guests and Tenants are solely responsible for any damage, loss, or injury they cause during their stay, activity, or service — to the property, its contents, neighbouring property, or any person — arising from their own careless, negligent, or intentional conduct.

Owners and Providers are solely and exclusively responsible for insuring their own property and business. This includes obtaining and maintaining adequate homeowner's, landlord, short-term-rental, commercial general liability, or professional liability insurance appropriate to the listing type, and — for rental categories — confirming with their insurer, strata, and municipality that renting out the property in this way is covered and permitted. Bangelo does not provide insurance of any kind, does not guarantee that any security deposit or damage-protection charge will cover an Owner's or Provider's actual losses, and is not a guarantor, insurer, or indemnitor of any Owner's or Provider's property or business under any circumstance.

To the fullest extent permitted by law, Bangelo accepts no responsibility and bears no liability for damage, loss, or injury caused by the careless, negligent, or intentional conduct of a Guest or Tenant, in any listing category. A claim arising from such damage or loss is between the Owner or Provider and the Guest or Tenant directly — and, where applicable, their respective insurers — and is not a claim against Bangelo. Owners may require a security deposit or damage-protection charge for rental stays, disclosed at the time of booking or in the tenancy agreement. Bangelo may suspend or terminate the account of any Guest or Tenant who violates this section or engages in illegal activity, harassment, or fraud.

10. Assumption of risk

Renting or staying at a property involves inherent risks, including but not limited to property conditions, neighbourhood safety, and the acts of third parties. Bangelo does not inspect properties and makes no representation about their safety or condition. To the fullest extent permitted by law, by booking or listing a property you assume these risks and release Bangelo from claims arising from your stay or listing, except to the extent caused by Bangelo's own gross negligence, willful misconduct, or fraud, or to the extent such a release is not permitted by applicable law.

11. Content you submit

By submitting photos, descriptions, or reviews to Bangelo, you grant us a non-exclusive, royalty-free, worldwide license to display that content on the site and in related marketing. You confirm you own or have permission to share everything you submit, and that it doesn't infringe any third party's rights. If you believe content on Bangelo infringes your intellectual property or other rights, contact info@bangelo.com with details and we will investigate and remove infringing content where appropriate.

12. Prohibited conduct

You agree not to: submit false, misleading, or fraudulent information; use the platform for any illegal purpose; harass, threaten, or discriminate against another user; scrape, reverse-engineer, or interfere with the operation or security of the site; circumvent any fee, verification, or access-control mechanism; or use the platform to launder money or facilitate an illegal transaction. Violation of this section may result in immediate suspension or termination of your account, in addition to any other remedy available to Bangelo.

13. Disclaimer of warranties

The platform is provided "as is" and "as available," without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose, title, or non-infringement. Bangelo does not warrant that the site will be uninterrupted, secure, or error-free, or that any listing, review, or other content is accurate or reliable. Some jurisdictions do not allow the exclusion of certain warranties, so some of the above exclusions may not apply to you.

14. Indemnification

You agree to indemnify, defend, and hold harmless Bangelo and its officers, directors, employees, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or related to: your use of the platform; your listing or your stay at a property; your breach of these Terms; or your violation of any law or the rights of a third party.

15. Limitation of liability

To the fullest extent permitted by law, Bangelo is not liable for disputes between Guests and Owners, property conditions, cancellations, or losses arising from a booking or listing made through the site, and is not liable for any indirect, incidental, special, consequential, or punitive damages. Our total liability for any claim relating to the platform is limited to the fees Bangelo actually received for the booking or listing giving rise to the claim. This limitation does not apply to liability that cannot be excluded or limited under applicable law (for example, liability for gross negligence, willful misconduct, or fraud).

16. Third-party services

Bangelo relies on third-party service providers, including Stripe for payment processing, to operate the platform. We are not responsible for the acts, omissions, downtime, security practices, or errors of these third-party providers, beyond what is required by applicable law.

17. Suspension and termination

Bangelo may suspend or terminate any account, listing, or booking, with or without notice, for violation of these Terms, suspected fraud, safety concerns, non-payment of fees owed, or to comply with legal requirements.

18. Dispute resolution

If a dispute arises between you and Bangelo, we encourage you to first contact info@bangelo.com so we can try to resolve it informally. [This is intentionally left general — mandatory arbitration and class-action-waiver clauses are restricted or void in consumer contracts in several Canadian provinces (e.g., Ontario's Consumer Protection Act), so counsel should decide the right dispute-resolution approach for your jurisdiction rather than reusing US-style boilerplate.]

19. Force majeure

Bangelo is not liable for any failure or delay in performance caused by events beyond its reasonable control, including natural disasters, government action, labour disputes, internet or utility outages, or acts of a third-party service provider.

20. General

If any provision of these Terms is found unenforceable, the remaining provisions remain in full effect. These Terms, together with our Privacy Policy, are the entire agreement between you and Bangelo regarding the platform. Bangelo's failure to enforce any provision is not a waiver of that provision. You may not assign these Terms without our consent; Bangelo may assign these Terms in connection with a merger, acquisition, or sale of assets.

21. Changes to these Terms

We may update these Terms from time to time. Continued use of the site after changes are posted means you accept the updated Terms.
